Welcome to the Royal Iolani. Even though Condos in general share common characteristics, each one is a little different in the way it is run and its physical layout. The following information will help you identify those differences and help you become familiar more quickly. Much of the information enclosed will be highlighted during your Registration as either an owner or tenant.
The Royal Iolani is a Condominium comprised of 2 twin 39-story towers. Ewa & Diamond Head. 296 owned apartments on 2.75 acres are zoned residential with no commercial use property. 2 high speed elevators service each tower.
The buildings were finished in 1978 by Stark Development and the Association was formed in 1979. It is 50% owner occupied, 20% absentee owners who do not lease, and about 30% of the units are rented. Initially the Fee was owned by Iolani School but it has sold around 98% of the leased Fee. Approximately 285 owners now own Fee Simple title.
The facilities include 2 Tennis Courts, a Weight & Sauna Room, Swimming Pool & Jacuzzi, 2 Party and B.B.Q. areas as well as limited Bulk Storage. Basic Cable TV and Central Air-conditioning are provided and there are trash receptacles on each floor.
There are 300 owned parking stalls in the underground basement and another 112 owned on the 4 and 5 level east of Diamond Head Tower. Guest Parking is located in the front of both towers; however there are only 20 stalls and it is limited.
The Condos are large by Honolulu standards, with 1-Bedrooms at 1100 sq. ft. and 2 & 3 Bedrooms at about 1420 sq. ft.. There are only 4 units per floor which provides a great deal of privacy.
There are 18 employees comprised of in-house Management, in-house Security, Maintenance, Maids and Housemen.
The Property Management Co. which handles the fiscal accounts for the Royal Iolani is Hawaiiana Management Company.
